Outright Gifts
Each year gifts from both old and new friends of Eastman Commons Community help us achieve the forward progress we need in developing supportive housing for our community’s low income working poor and formerly homeless individuals most in need. Gifts of all sizes help us to reach our goal of becoming the Supportive Housing Model of the 21st Century.
Contributions can be designated to support a specific purpose or left unrestricted, to be used where the need is greatest. Many donors make gifts in memory of loved ones or in tribute to special people in their lives. As resident service and housing needs evolve and we change our practices to lead those changes, direct support of the Unrestricted Annual Fund Program provides a flexible and reliable source of funds to meet ongoing and newly discovered needs.

Securities and Stock Donations
Gifts of appreciated securities may offer substantial tax advantages. These include avoiding capital gains tax entirely, and an income tax charitable deduction for the fair market value of the securities.
The gift value of securities is their fair market value on the day you give them. In the case of certificates mailed to us, the date of gift is the date of mailing; if the shares are transferred to Rochester on the books of a broker or agent, then the gift date is the date of transfer

Matching Gifts
Your company may be able to help you increase the amount of your gift to Eastman Commons Community, Inc. through a matching gift program.
Many employers have a policy that can effectively double or even triple the amount of contributions of cash or securities by employees and their spouses. Donors should inquire whether their employer has such a program and, if so, obtain the proper forms to complete and forward to Eastman Commons.

Honor/Memorial Gifts
Gifts can be made to Eastman Commons in tribute or memoriam of someone special. We will humbly accept your memorable and thoughtful gift and send a notification of your gift following its receipt. Gifts In-Kind
A gift-in-kind is a donation of tangible personal property other than securities. Art work, jewelry, antiques, rare books, or equipment are just a few examples of in-kind gifts. By giving them during your lifetime, you may avoid estate taxes that may otherwise be due on such property, while also reducing your taxable income in the year of the gift.
Tangible personal property gifts are deductible for income tax purposes for their full fair market value provided that the use of the gift is directly related to the Eastman Common’s tax-exempt purpose.

Real Estate
A gift of real estate can benefit both you and Eastman Commons Community, Inc. Many kinds of real estate are eligible to be used as gifts: Your primary residence, a second home, a farm or ranch, commercial buildings, lots, and undeveloped land. Benefits for giving real estate include: charitable income tax deductions, full or partial freedom from capital gains tax, and the ability to still use the property for life, if you wish.

Gifts of Life Insurance
Many charitably-inclined individuals have life insurance policies that they purchased for purposes that no longer exist. (For example, parents may have purchased a policy years ago to fund college educations for their children in the event of their premature death. Once those children are grown and have successful lives of their own, the original intent is less pertinent.) Naming a not-for-profit like Eastman Commons as the beneficiary of a life insurance policy can be an advantageous way for a donor to support the continuing good work of Eastman Commons. Alternatively, a donor can name Eastman Commons as the owner of a policy and then make tax-deductible gifts to Eastman Commons to cover premium payments.

Replacement Value Life Insurance
Some donors who are reluctant to reduce the size of their estates use the vehicle of life insurance to "replace" the value of an income-producing gift. In the least complicated example, a donor creates a charitable remainder trust which generates income payable to the donor which, in turn, is used to pay the premiums on a life insurance policy with a value equal to the amount of the gift that funded the trust.

Gifts of Retirement Plan Assets
Naming a not-for-profit like Eastman Commons as the beneficiary of an IRA or other qualified retirement plan assets is an increasingly popular way in which to provide for a favorite charity and/or Eastman Commons. If assets from these plans are passed to heirs, they can be heavily taxed. Removing these assets from your estate reduces estate taxes.
It is quite simple to include Eastman Commons as a beneficiary of your IRA, 401(K) (or life insurance policy). All that you have to do is request a beneficiary designation form from your plan administrator. When you complete the form, simply name Eastman Commons as a beneficiary. You can name Eastman Commons as the full beneficiary or as a partial beneficiary, which allows you to include other charities and/or people. You will also need Eastman Commons’ tax identification number, which can be provided upon request.
